LOAN RANGERBond origination platform
PROTOTYPE · OCTOBER 2026
Prototype — every applicant, bank response, rate and figure is simulated
One application · every major bank · the buyer chooses

One system, from the first photograph to the last rand of commission.

Eight modules that share one record. A buyer uploads documents on their phone; the AI reads them, builds the bank pack, and the same data carries through to the offers, the brokerage dashboard and the commission ledger — nobody retypes anything.

Documents in

Per-item upload, checked the moment each file lands.

02

Pack built

Seven pages, 85% read off the documents.

AI, then a reviewer
03

Sent to banks

Each bank gets the pack in the form it asks for.

Offers back

Side by side, unranked. The buyer decides.

Earned on registration, reconciled to the cent.

The modules

Thirteen screens, one record.

Each opens on its own. They share the same applicant, the same deal reference and the same numbers throughout.

The buyer

Document intake

Two questions, then a list to work down. Photos from a phone are fine.

  • Each file checked as it arrives
  • Live count of banks you can apply to
  • Broker can reject and ask again, with a reason
The bank

Application pack

Seven pages built from the documents, with a source on every field.

  • 85% never typed by anyone
  • Certificate of electronic signature
  • Verification annex for the credit team
Public

Calculators

What it costs a month, and what you need in cash before you get the keys.

  • Repayment, income needed, rate stress
  • Transfer duty, attorneys, deeds office
  • Shows the deposit trade-off both ways
Any resident

Languages

Every official language. AI drafts all eleven the moment English changes; a sworn translator signs.

  • The buyer’s screen in 11 languages
  • Language detected, never asked
  • The twelfth has no written form
The credit team

Self-employed income

What a business owner actually earns, reconciled to the cent and signed by a person.

  • Business records bridged to the personal account
  • Add-backs forced to pair with expenses
  • R45 000 on paper, R91 928 built properly
Reviewer, then consultant

Bank packs

One verified set of documents, reshaped for each bank — after a person signs it off.

  • POPIA s71 gate: no reasons, no packs
  • Each bank's own requirements, side by side
  • Policy pre-flight — don't send where you'll be declined
Consultant, then buyer

Bank offers

Every reply normalised, ranked internally, presented unranked to the buyer.

  • Five outcomes, not two
  • Decline reasons become pre-flight rules
  • Lowest monthly is not lowest cost
The principal

Commission ledger

What each registered bond earns, what each bank owes, and what you owe out.

  • Bank and agency rates kept separate
  • Effective dates — history never moves
  • Every payment reconciled
The estate agent

Agent view

Where my buyers are, and nothing about their money. Built for a phone between viewings.

  • Stage and registration date only
  • Nudge your own buyer on WhatsApp
  • Refer a buyer in three fields
The brokerage

Brokerage dashboard

Every deal in one view, across multiple brokerages, with per-user permissions.

  • Switch brokerage — everything changes
  • Switch user — columns disappear
  • Referring agents see no financials
The principal

Pipeline analytics

One append-only table, written on every stage change. Impossible to backfill.

  • Where deals stall, and which part you control
  • Which agencies are worth having
  • Declines become pre-flight rules
You

Licensing model

Per seat or per registered bond, modelled live. The case for never charging a subscription.

  • Break-even in registrations a month
  • Five years as a brokerage grows
  • What is genuinely worse about it
Reference

Application schema

Every field, pulled from BetterBond's own 893-field form and cross-checked.

  • 14 sections, one master record
  • What the AI reads, what must be asked
  • Per-bank requirement differences
Honesty

What this is, and what it is not.

Built and workingNot built
Every screen, clickable end to end, with real calculationsNo database. Refresh and it resets.
Affordability, commission, VAT, splits and stress maths — all computedThe AI is scripted. Nothing is actually read from a document.
Permissions, tenancy and rate cascades genuinely enforcedNo connection to a bank, bureau, Home Affairs or deeds office.
Legal gates designed in — POPIA s71, FAIS stance, ECTA on the OTPNo login, no file storage, no audit trail that survives a refresh.

Three things to settle before any of this is built for real

1. Bank accreditation. Nothing earns a cent without a commission agreement with each bank. That is a commercial negotiation, and it gates everything else. One meeting with one broker desk.

2. Working capital. Commission pays on registration and banks then average 38 days. You fund consultants, rent and marketing for four to five months before the first rand lands.

3. Where the deals come from. ooba and BetterBond win on estate agent relationships, not software. The platform is necessary and nowhere near sufficient.

What is genuinely defensible here

Not "we use AI" — a competitor already says that. It is the self-employed reconciliation, tracing money between business and personal accounts to build a defensible income figure, and the per-bank pack rules that keep you from submitting where you were always going to be declined. Both are hard to copy and both come from knowing accounting, not from knowing software.

Prototype for discussion. Applicants, documents, bank responses, rates, commission and timings are all simulated. Interest rates, transfer duty, attorney fees and NCA expense norms are illustrative and must be checked against current sources. Lender panel membership, commission terms and submission routes must be confirmed with each institution. Nothing here is legal advice — the declarations, consents, FAIS position and FICA sharing wording need an attorney before use.
