What it costs, and what you need on the day.
Two numbers every buyer needs before they make an offer. The second one is the one that catches people out.
Your purchase
Every month
For the life of the bondBanks generally want the repayment under about 30% of what you earn before deductions. Your real offer follows an affordability assessment and a credit check.
In cash, before you get the keys
The one that surprises peopleAttorney fees and transfer duty are not part of your bond. You pay them in cash, on top of the deposit. Illustrative — transfer duty follows the SARS tables and attorney fees the recommended tariff, both of which change.
Why a bigger deposit is not automatically the right answer
Move the deposit slider and watch both numbers move in opposite directions. More deposit means a smaller repayment every month — and more cash you have to find on the day, when you are already paying attorneys and movers.
There is no universally right answer, which is why we show both numbers and let you decide rather than telling you what to do.
Prototype. Transfer duty is calculated on the SARS brackets and attorney fees on an approximation of the recommended tariff; both change and must be confirmed. Credit life cover, homeowner's insurance, rates clearance and occupational rent are not included. Nothing here is a quote or an offer of credit.
